PHASE II SITE INVESTIGATION
In some instances, environmental due diligence may go beyond the scope of a Phase I Environmental Site Assessment. A Phase II Subsurface Investigation can be necessary to further evaluate the potential of contamination on your property. BABS can develop the right scope of work to investigate a known environmental concern or whether an identified Recognized Environmental Conditions (RECs) poses a real environmental risk at your property.
Phase II Site Investigation may include the following:
- Soil and groundwater sampling and laboratory analysis for potential contaminants of concern
- Sediment and surface water sampling and analysis
- Soil vapor and indoor air sampling and laboratory analysis
- Groundwater flow modeling and laboratory analysis
- Drilling and sampling temporary bore holes
- Installation and sampling monitoring wells
- Geophysical surveys
- Indoor-air vapor intrusion assessment
- Vapor encroachment assessment
- Contaminant source differentiation
Based on the findings of the Phase II Site Investigation/ Subsurface Investigation inclusive, of any analytical testing, data gained can then be compared to applicable state and federal regulatory standards to determine any next steps, the likely associated costs to implement those next steps and the remediation scenarios, if any, that might apply to allow the transaction to be completed and if desired to complete the regulatory process for closure.
